Get recommended when buyers ask AI for a San Diego agent

In short: buyers and sellers now ask AI assistants which agent to call. I measure whether you're named, for your neighborhoods and specialties, and fix the reasons you're not.

The questions your next client is asking

  • Who are the best real estate agents in San Diego?
  • I'm buying my first home. Which agent should I work with?
  • Who's a good agent for selling a house in Carmel Valley?
  • Recommend an agent who works with VA buyers.

The audit runs questions like these, built from your own neighborhoods and specialties, on ChatGPT, Gemini and Claude.

Why good agents go unnamed

The published record is out of date

AI repeats what's published. If old profiles list areas you no longer work, every assistant sends you the wrong buyers, or none.

Credentials nobody can read

Designations and specialties that live in a PDF or a photo caption don't exist to a machine.

A page you can't edit

A team or brokerage subdomain carries someone else's name first, and you can't add what's missing.

Profiles that don't connect

Zillow, Realtor.com, Google, Instagram, the brokerage page. Five strings that never add up to one agent.

What fixes it

  • A page for each neighborhood you actually serve, named in the URL, title and copy
  • Agent structured data with your license, brokerage, areas and specialties, and every profile linked as one person
  • Profiles brought into agreement, starting with Google Business Profile
  • A review campaign aimed at the platforms assistants check
  • When you can't edit your own page, a site you own, built to DRE advertising requirements

Teams and brokerages

Audited individually, presented together. $350 per agent for 3–9 agents, $300 per agent for 10 or more. Office-wide reports on request.

I also run The Sign Ninjas SD, which places open-house signs for San Diego agents, so I see how this market's agents actually win business. What I learn about any one agent stays with that agent. I never share one client's results with another.

Questions

Why don't AI assistants recommend me when my reviews are good?

Reviews prove you're good to someone who already knows your name. The shopping questions (best agent in the city, first-time buyers, a specific neighborhood) depend on whether machines can connect you to those places and specialties. Usually they can't, because it isn't written anywhere they read.

My website is on my brokerage's or team's domain. Is that a problem?

Often, yes. If you can't edit the page that represents you, you can't add the facts that get you chosen. The audit will tell you whether it's holding you back.

Do sites you build meet California advertising rules?

They're built to the DRE requirements (license number and responsible-broker identity, sized and placed correctly) and checked automatically on every build. Your brokerage's compliance team still has the final say, and I'll say so.
